Terms and Conditions


It is important that you read this information before making a booking with us. This includes our terms & conditions as well as information about pricing.

There are 2 ways to find cottage availability and to book it – Online or by telephoning our office.

These terms and conditions form a contract between Hobkin Holiday Cottages & the guest making the booking. By renting a cottage, guests undertake to keep the property, furniture, fixtures and other items belonging to the cottage in the same state of repair/condition as found at the start of your rental period.  Guests are responsible for the safe keeping of the cottage, therefore you must remember to lock all doors and windows, and ensure the fireguard (if applicable) is in place if you’ve had a fire in last 12 hours.

Bed linen, oil (if applicable) & electric are all included in the price.

DEPOSIT AND FINAL PAYMENTS

Pay a deposit (non-refundable) of £200 per cottage per week (or stay, if less than a week) or 30% of the total accommodation cost (whichever is greater). Bookings within six weeks (60 days) of arrival require full payment of the accommodation cost at the time of booking.

Once the deposit is received, we will email you a receipt which will give you the details of when to send the balance, which is 60 days before your arrival. When the final payment is received, we will email you a final receipt along with directions, key details etc.

A 2.5% surcharge is added for payments made by credit card.

CANCELLATION

All cancellation notifications must be given in writing. If your cancellation notice is received at any time prior to the final balance becoming due (i.e. more than 60 days before arrival), the deposit (and any credit card commission charges previously paid) will be forfeited but the balance of the accommodation cost will not be payable. If your cancellation notice is received after the final balance is due or has been paid (i.e. less than 60 days before arrival) the full amount of accommodation costs will remain payable by you. If we are able to re-let the property (and we shall make every effort to do so) all monies paid will be refunded, less the deposit, (any credit card commission charges previously paid) and administration costs.

We therefore strongly recommend you take out adequate holiday insurance.

MOVING A BOOKING

We recognise that sometimes customers have to move bookings or cottages due to other commitments, and we will endeavour to help where possible. To offset the administration costs of changing databases and sending new receipts etc., we make a small charge of £25.00 per change. Any changes made by us on your behalf must be confirmed to us in writing.

Moves between properties are subject to conditions and must be requested no later than 21 days prior to date of arrival.

YOUR RESPONSIBILITIES

(a) Arrivals & Departures – The cottages are available from 4:00pm on the day of arrival, and must be vacated by 10:00am on the day of departure.

Please advise your estimated time of arrival on booking. Occasionally, due to circumstances beyond our control, housekeepers may not have completed all housekeeping by 4pm, in such circumstances housekeeping will be completed as soon a possible thereafter.

(b) Good Housekeeping – The cottages are cleaned, checked and fresh bed linen supplied before your arrival.

Towels, cots, high chairs and stairgates are available. Please pre-book.

Please report any defect or shortage to us immediately, in order that the problem can be solved as quickly as possible. As our housekeeping staff are always short of time, all guests should leave the accommodation very clean and tidy, and pay the office  for or replace any damaged items incurred during their stay.

(c) Smoking – For the enjoyment of all our guests we would respectfully ask that you do not smoke inside the cottage.

OCCUPANCY

The number of persons using the property and grounds must not exceed the maximum number stated on the website for each property. We reserve the right to refuse entry if this condition is not met.

DATA PROTECTION

Hobkin Holiday Cottages will only use the personal data of the guest(s) for the purpose of processing the booking and for carrying out the company’s obligations in accordance with the contract. Hobkin Holiday Cottages will not pass on your personal data to 3rd parties.

SMALL PRINT

Limitation of Liability-THE HIRER’S ATTENTION IS PARTICULARLY DRAWN TO THIS CONDITION.

This condition sets out the entire financial liability of the Company (including any liability for the acts or omissions of its employees) to the Hirer in respect of:-

1   Any breach of these Conditions.

2  The hire of the Holiday Accommodation by the guest(s); and any representation, statement or tortuous act or omission (including negligence) arising under or in connection with this agreement.

3  All warranties, conditions and other terms implied by statute or common law are, to the fullest extent permitted by law, excluded from the Contract and these Conditions. Nothing in these Conditions limits or excludes the liability of Hobkin Holiday Cottages.

4  for death or personal injury resulting from the negligence of Hobkin Holiday Cottages; or

5  for any damage or liability incurred by the guest(s) as a result of fraud or fraudulent misrepresentation by Hobkin Holiday Cottages.

6  Hobkin Holiday Cottages makes every effort to update the descriptions on its website for any material changes made to the holiday accommodation, however Hobkin Holiday Cottages shall not be held responsible for any minor discrepancies in the holiday accommodation from the descriptions on its website, or any changes made to the holiday accommodation after the date of the booking enquiry. If Hobkin Holiday Cottages has made any changes to the holiday accommodation which are material, we shall use reasonable endeavor to notify the guest(s).

7   Hobkin Holiday Cottages shall not be liable for:-

(a)  any injury;

(b)  any sickness;

(c)  any loss;

(d)  any damage;

(e)  any additional expense;

(f)   any damages for inconvenience caused directly or indirectly by or arising from travelling to and from the cottage or out of the use or condition of the holiday accommodation and its appearance, plumbing, gas, oil, electrics, private water, exceptional weather conditions or negligence. Hobkin Holiday Cottages shall not be liable for any damage or loss caused to any belongs of the guest(s) during the hire period.

8   Hobkin Holiday Cottages total liability in contract, tort (including negligence or breach of statutory duty), misrepresentation, restitution or otherwise arising in connection with the performance or contemplated performance of the Contract shall be limited to the Price.
